Does Walking Your Dog Equal a Revitalized Neighborhood?

I have had the pleasure and honor of serving on the Downtown Design Review Board (DDRB) and the Near Southside Design Committee for several years now.

Not only are we helping guide the projects in a direction beneficial to the respective areas, but in many cases, helping the developers and/or owners in understanding and working with development standards.

While volunteering with both design review boards, we have seen a number of residential units – of different configurations – being presented. We’ve looked at approximately four units in the downtown area (including the bluffs near the Trinity River) and seven large complexes in the Near Southside area.

This is nothing but good news!

Many years ago, a lack of housing options suffocated the Near Southside area. Everything being built in the neighborhood was focused on the medical industry, including hospitals, clinics, labs, etc. The area was bustling Monday through Friday until 5pm – but after dark, it turned into a battleground.

Leaders in the Near Southside area began to understand that renewal depended almost entirely on new housing options. And that’s what has taken place. One of the most wonderful things I’ve seen in this area is people walking their dogs. Why is that so significant? It typically means you have a safe, secure area. And once you have residents in a secure area, everything else (retail, restaurants, pubs and entertainment options) will follow.

Downtown Fort Worth and the Near Southside areas continue to see the development of various residential units – and we’re excited to see what’s next. We hope to see you (and your dog) taking a stroll through these neighborhoods.

The Travis Avenue Apartments are going to be a welcome addition to the Near Southside area in Fort Worth.

If you’ve driven down Travis Avenue, no doubt you’ve seen the construction on the four-story structure.  The mixed-use building totals more than 30,000 S.F., and will feature 24 apartments on the top three floors.  Each apartment will feature granite countertops, vinyl wood flooring, plenty of windows and a Juliet balcony.  Additional features include a rooftop terrace and a limited number of garage spaces.

The ground floor will offer commercial space as well as medical office space.  Dr. Bajaj is the proud owner of this project, and we are grateful for the opportunity to bring this project to life.

Cannon Mixed-Use Building Nearing Completion


Fort Worth's Near Southside neighborhood will be the home of a new mixed-use project.

The two-story building totals 6,600 S.F. and will feature commercial lease space on the ground floor, and four apartments on the second floor.  It’s located on Cannon Street between Alston Avenue and College Avenue.

The projected completion date is Spring of 2016.

Travis Avenue Apts in Near Southside

The Travis Avenue Apartments, owned by Dr. Bajaj, are taking shape.  The 30,500SF mixed-use building will consist of four floors.  The ground floor will feature commercial and medical office space while the top three floors will house 25 residential apartment units.

The project is located on Travis Avenue in the Near Southside neighborhood of Fort Worth.  It’s expected to be completed in the Spring of 2016.
